Brittany Terrace is a 55-plus resident-owned manufactured home community in Rock Tavern, NY. We are located on nearly 80 acres of property, making you feel like you live on your own piece of paradise. We are located in a hamlet within the town of New Windsor, which has everything you could need: attractions, restaurants, parks, museums, shopping and movie theaters. We enjoy easy access to many major highways, including the New York State Thruway and Interstate 84.
Newburgh and its many historic attractions — including George Washington’s headquarters he stayed in at the end of the Revolutionary War — is only 11 minutes away. Trains and buses can easily get you to New York City or Albany. If you’re looking to travel farther than that, the New York Stewart International Airport is only 10 minutes away.

The Member homeowners of Brittany Terrace by BT, Inc. control the rent and make the rules. On July 3, 2019, the ROC purchased the land and infrastructure, such as the roads and water lines. Now, a democratically elected Board of Directors manages the business of running BT, Inc. Every Member household in the community has a say in who sits on the Board, how we spend our money, the annual budget, and whether we make changes to the rent.
We’re also part of a national network of more than 250 ROCs just like us. That membership provides us with access to expert coaching on how to run our ROC, leadership development and training, communication with dozens of community leaders who face many of the same issues we do, and more.
