The Brittany Terrace by BT, Inc. Story

 

Brittany Terrace originally opened in 1970 and is now an 87-home, 55-plus resident-owned manufactured home community.

But that transition didn’t happen overnight. We formed BT, Inc. in Dec. 2018 when we started on the path to resident-ownership. That’s when, with the help of PathStone Corporation and ROC USA, LLC, we purchased and took control of our community on July 3, 2019.

Now, the resident-owned community (ROC) is not only a successful business, but also a thriving neighborhood.

The process of the resident-owned community buying the land beneath our neighborhood brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we’re the envy of other nearby manufactured home communities.

Our Member households elect our Board of Directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The Board submits a budget every year, and the entire Membership votes on it and any changes to the rent before the budget becomes official. We’re running the business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors.

Brittany Terrace by BT, Inc. is a well-established community in Rock Tavern, NY, perfect for people who love quiet, country living. We are situated on nearly 80 acres of land, providing ample space for all who live there. It’s not uncommon to see deer stopping by your front yard throughout the year. Rock Tavern is a hamlet in New Windsor, which has a bounty of attractions. Everything you could possibly need is nearby: attractions, restaurants, parks, museums, shopping and movie theaters. We’re about a half hour from the historic West Point and 15 minutes from the National Purple Heart Hall of Honor. The Storm King Art Center, an outdoor art museum, is a 10 minute drive away. The New York Stewart International Airport is only 10 minutes away as well.
With convenient access to many major highways in the state, including the New York State Thruway and Interstate 84. We’re just over 20 miles from Middletown, where you can visit the local shops or explore Highland Lakes State Park. The City of Newburgh is only 11 minutes away, and features attractions like historic neighborhoods and George Washington’s final Revolutionary War headquarters. Train and bus services are also nearby, and can bring you easily to New York City or Albany. Those cities are also only 60 and 70 miles, respectively, if you’re up for the drive as well.
